PARSONAGE CHOICE BETWEEN SITE BUILT AND MODULAR HOME APPROACH

 

Parsonage vote July 19 after worship service and before Sunday School

 

Pro and Cons of Stick Built and Modular Home for Parsonage

 

SITE BUILT?All construction done at desired location by qualified contractors with approved materials

 

MODULAR HOME?Construction done at an indoor, off-site facility with approved materials and delivered and permanently affixed to a foundation or basement.

 

Both homes would be 1600 square feet and meets Conference specifications and requirements. Neither cost estimate includes basement nor garage.

 

Site Built Pros

1.      More style and appearance options

2.      Local contactor and materials

3.      Build to exact specifications

4.      Quality can be controlled (monitored on-site)

5.      In-kind labor could be used

6.      Construction manager on-site

Site Built Cons

1.      Higher price per square foot (approximately $65-$99 for a total of $104,000-$152,000)

2.      Time constraints (12-24 months to complete)

3.      Weather problems can slow progress or damage materials

4.      Loan interest rates may change during construction (would increase costs)

5.      Too many choices to make for finish work

6.      May not secure desired contractor

 

Modular Home Pros

1.      Lower price per square foot (approximatly $55-$70 for a total of $88,000-$112,000)

2.      Time benefits (Move in 3-6 months from purchase)

3.      No weather issues (built in controlled space)

4.      Lock in current interest rates (would reduce costs)

5.      Finish work already chosen

6.      Available model homes at big discounts (up to $20,000)

Modular Home Cons

1.      Limited styles (unless custom ordered)

2.      Must be shipped to location

3.      The perception of lower quality

4.      Very little in-kind labor

5.      No construction manager to oversee project

6.      Very little local labor and materials used

The June 19 vote will only give the committee direction for future research.  It is to help decide which type of parsonage will best suit the church for the future. The parsonage cannot be built without a Charge Conference meeting and many more specifics on cost.

 

The current amount owed on the church remodeling is less than $9000.
